The Preferred Properties Group Selling System

Our real estate marketing system is designed to consistently sell real estate for a full and fair price in a timely manner. To provide consistent results, we follow a structured, systematic plan.

Our system is based on the premise that consumers buy products that they find appealing from people that they trust. Our Selling System focuses on Four Key Components:

    1. Property Presentation
    2. Pricing
    3. Advertising Content
    4. Advertising Distribution

Property Presentation: Homes are a consumer product. Like any other consumer product, homes need to be presented in a way that is appealing to the target market that the Seller is seeking to attract. Many lifestyle buyers, people looking for updated, move-in ready homes, are willing to pay a full and fair price. However, lifestyle buyers typically do not have the ability to look past items that they perceive as broken, neglected, or unsafe. If a Seller wants their money, they have to offer a property in optimal condition that is properly presented. When a property needs to be updated or repaired, buyers will pursue it if the price reflects the condition and the buyers believe there is an opportunity to create equity. We provide detailed guidance to Sellers on how to present their property in a way that will attract their target market.

Preparing a property for market typically costs some money, but not always. In most instances, improving the presentation is done by making modest adjustments such as: correcting deferred maintenance, painting, adjusting the furnishings, cleaning, removing odors, or replacing worn or broken items. When the time comes for showings to begin, the property needs to be clean, safe, and as attractive as possible based upon what it is. The money that is spent on property preparation is typically returned many times over in the form of improved pricing and reduced holding costs.

Pricing: Buyers set prices in real estate, not Sellers, Agents, or Appraisers. When a property is fully exposed to the market, the advertising content is appealing to consumers, and the property is properly presented, Sellers should expect to receive a full and fair price for their property in a timely manner. In order to attract Buyers, Sellers need to select an asking price that reflects their property’s condition and current market conditions. When Sellers ask too much for their property, the property is simply overlooked by Buyers who are actively looking for a property like theirs.

Advertising Content: Consumers buy products that they find appealing and trust. Our advertising is designed to entice consumers searching for properties to take action by either contacting us directly or requesting a showing from their agent. It is designed to be broadly appealing, easy to understand, and accurate. We use a wide selection of high quality photographs that thoroughly display the attributes of the property that are most important to consumers. Our property descriptions in the Multiple Listings Service and on real estate websites are well-written and objectively describe the benefits that the property offers. The marketing packages that we provide to agents and consumers are thorough and professionally presented.

Advertising Distribution: Properties Listed For Sale with Preferred Properties Group are widely advertised to provide maximum exposure to qualified, prospective buyers. Our listings are advertised online and in print. We offer Buyer’s Agents generous commissions for introducing and representing a Buyer and we make it very easy for them to schedule property showings. Our listings are presented in the Multiple Listings Service (“MLS”) where the property is located so that Buyer’s Agents in the area have access to them. In addition to the MLS, we advertise our listings in social media and on a broad spectrum of websites, including brokerage websites, agent websites, local and national newspapers that display real estate listings, and domestic and international real estate focused websites.
